Four steps to your report.

Costs that were never agreed

You only have to pay ancillary costs that are specifically agreed in your lease. Anything the lease does not list explicitly counts as part of the rent.

Repairs and maintenance of the building are covered by the rent. For heating and hot water, the tenancy ordinance rules them out explicitly.

As a rule, the heating costs of vacant flats are borne by the landlord, not by the other tenants.

Is this legal advice?

No. veriloc shows you which items look wrong and explains why. In a dispute, the local conciliation authority for tenancy matters (Schlichtungsbehörde) or the tenants’ association (Mieterverband) can help. Conciliation proceedings are free of court costs.

Which documents do I need?

Your lease with all annexes on ancillary costs, and the current statement. A PDF or a clear phone photo is enough. You can also upload last year’s statement.

What happens to my documents?

veriloc does not store your documents. They are sent encrypted to the AI provider Anthropic in the USA, solely for the analysis. Anthropic does not use them to train its models and deletes them automatically within 30 days. The result is kept only in your browser and disappears when you close the page, so please save the report as a PDF. Details are in our privacy policy.

What if the check doesn’t work?

Then you get your CHF 9.90 back. This applies if the check cannot be completed because of a technical problem, or if your documents still cannot be read after another attempt. Write to us at info@sebona.ch.

Can I see the receipts?

Yes. On request, your landlord or property management must let you inspect the receipts (Art. 257b para. 2 CO). The report tells you which items are worth a closer look.

I missed the 30-day deadline.

That deadline is often written into the lease, but it is not set by law. Overpaid ancillary costs can usually be reclaimed later; what counts are the limitation periods. It is worth getting advice on your individual case.

And if everything is correct?

Then you have it in black and white. The report shows that the items match your lease and the law, and you won’t need a letter.
