1. Scope

These terms and conditions apply to every check ordered on veriloc.ch. The provider is SEBONA Treuhand Böhner, owner Sebastian Böhner, Hohstrasse 1, 8302 Kloten, Switzerland, email info@sebona.ch (‘we’).

2. Service

veriloc automatically checks the plausibility of an ancillary costs statement (Nebenkostenabrechnung) against your lease and Swiss tenancy law. You receive:

The check is not legal advice. We do not represent you in dealings with your landlord or property management. If there is a dispute, the conciliation authority for tenancy matters (Schlichtungsbehörde) or the tenants’ association (Mieterverband or ASLOCA) can help.

3. Conclusion of the contract

You enter your name and email address, accept these terms and pay. Until you submit the payment, you can change your details. The contract is concluded as soon as the payment has been completed successfully.

4. Price and payment

A check costs CHF 9.90, paid once, including any applicable VAT. There is no subscription. You pay in advance through the payment provider Stripe, by card (for example Visa or Mastercard), TWINT, Apple Pay or Google Pay.

5. How the check works

After payment, you upload your lease with all annexes on ancillary costs and the statement, as phone photos or PDFs. The check starts as soon as the documents are uploaded and usually takes about two minutes. Please keep the page open during this time.

One purchase covers the check of one statement. You have up to three attempts for it, for example with better photos.

The result is shown only in your browser; veriloc does not store it. Please save the report as a PDF before you close the tab. The result cannot be restored later.

You may use the report and the letter freely for your own purposes and pass them on, for example to the property management, the conciliation authority or an advice centre.

6. Money back

If the check cannot be completed because of a technical problem, or because your documents remain unreadable even after further attempts, we refund the CHF 9.90. To request this, write to info@sebona.ch within 30 days of the purchase. We refund the amount to the payment method you used.

7. Right of withdrawal

Swiss law provides no general right of withdrawal for orders placed online. A right of withdrawal therefore exists only where mandatory law provides for one. The money-back rule in section 6 applies regardless.

8. Your obligations

You may only upload documents that concern you or that you are authorised to use, for example under a power of attorney. The documents must be clearly legible and complete, in particular with all annexes to the lease concerning ancillary costs. You must not upload unlawful content. If documents are missing or hard to read, the result may be incomplete.

9. Liability

The check is based on an automated, AI-assisted analysis of your documents. Such analyses can be wrong or incomplete. Please review the report before acting on it.

To the extent permitted by law, we exclude our liability. In particular, we are not liable for decisions you take on the basis of the report or the letter, or for their consequences. We are liable in all cases for damage caused intentionally or through gross negligence (Art. 100 of the Swiss Code of Obligations).

How we handle your data is described in our privacy policy.

11. Changes

We may change these terms. Your check is governed by the version you accepted at the time of purchase.

12. Governing law and jurisdiction

These terms are governed by Swiss law. The place of jurisdiction is Kloten (district of Bülach). Mandatory places of jurisdiction remain reserved, in particular for consumers (Art. 32 of the Swiss Civil Procedure Code).

13. Language versions

These terms are available in German, French and English. In the event of any discrepancy, the German version prevails.
